How many containers does a full gut rehab need?
On a 1,200 square foot bungalow, plan on two to three pulls, and more if the basement is full or the garage is coming down with it. Plaster and lath is the reason — it fills a box by weight faster than anyone expects. We would rather start with a mid-size container and swap it than send a 40 yard that ends up half loaded and still over the limit. Can concrete and brick go in with everything else?
You can mix small amounts, but it is the wrong way to run a job. A clean masonry load — concrete, brick, block, no wood, no trash — has a recycling route that mixed debris does not, and separating it keeps your main container under weight. On a rehab with a chimney coming down or a slab breaking up, book a dedicated heavy debris can and keep two piles on the ground from day one.
Do I need to call MISS DIG before setting a container?
For the container itself, no — it sits on the surface. For any excavation, footing, post hole, sewer work or grading, yes, and it is required by state law with a lead time before you break ground. MISS DIG 811 is free and covers the utility locates. Notice periods and the ticket process do get updated, so confirm the current requirement rather than going off what worked last season.
What happens if we hit asbestos mid-demolition?
Stop and test. Pre-1980 Detroit houses carry asbestos in floor tile and mastic, pipe and duct wrap, plaster skim coats, siding and roofing felt. We cannot take asbestos-containing material in any container and will reschedule the pull rather than haul a contaminated load. Demolition work generally triggers an inspection and notification requirement as well. EGLE regulates this in Michigan and thresholds change, so verify before the crew swings anything.
Can you keep a container on site for a multi-week build?
Yes. Long-running jobs go on a scheduled swap so the box is emptied on a rhythm the superintendent can plan around instead of calling it in every third day.
